How it's calculated

Just like a loan under the French system, but over long terms (usually 15-30 years): the monthly payment is constant and combines interest on the outstanding balance and principal repayment. The longer the term, the lower the payment but the higher the total interest.

It's indicative: it doesn't include the arrangement fee, valuation, the home and life insurance usually tied to it or variable-rate resets. Always compare the APR.

Fixed or variable rate?

The simulator assumes a fixed rate for the whole term. On a variable mortgage the payment is reviewed periodically based on Euribor plus the margin, so it can go up or down.

Why do I pay almost only interest at first?

Because interest is charged on the outstanding balance, which is highest at the start. With the French system the payment is constant, so it's mostly interest early on and repays more principal over time.

Does it include mortgage costs?

No. It only computes principal and interest. Valuation, fees and tied insurance are added separately and raise the real cost; see them in the APR and the binding offer.
