How it's calculated

We use the French system (constant payment): each month you pay the same amount, combining interest on the outstanding balance and principal repayment. Interest weighs more at the start and, as the balance drops, each payment repays more principal.

It's an estimate: it doesn't include arrangement fees, tied insurance or changes in a variable rate. Always check the APR and your lender's specific terms.

What is the French system?

The most common amortization method: the monthly payment stays fixed for the life of the loan. The split between interest and principal changes, but the amount you pay each month doesn't.

Does the payment include fees or insurance?

No. The simulator computes only principal and interest. Arrangement fees, tied insurance and other costs are added separately and raise the real cost (the APR).

What if the rate is variable?

This simulator assumes a fixed rate for the whole term. With a variable rate the payment is recomputed at each reset based on the reference index (for example Euribor) plus the margin.
